Commercial HVAC in Greeley and Weld County
Shops, trade counters, restaurants, professional suites, clinics and light industrial units. Maintained against an asset list, with a record kept per unit rather than per building.
The asset list comes first
Most premises we are called to cannot tell us what is on the roof. That is the first thing we fix, and it takes one visit.
- Identity
- Where the unit is, what it serves, and a number painted or tagged on it so the next conversation is about RTU 3 rather than “the one at the back”.
- From the plate
- Make, model, serial, capacity, electrical requirement, refrigerant type and factory charge. Copied off, not estimated.
- Real age
- Worked out from the serial number, which is very often ten years away from what the tenant believes.
- Condition
- Coils, belts, bearings, economiser, curb and roof penetration, and whether the disconnect and the working space actually comply.
- Consequence
- What stops trading if that unit stops. A server room and a stockroom do not get the same priority, and the list says which is which.
An asset list turns emergencies into scheduled work. When the unit that fails is on a list with its model and refrigerant already recorded, the part is ordered on the first call rather than the second visit.
It also stops you paying to replace something that is nine years old and being told it is twenty.
Planned maintenance
Two visits a year on most premises: one before cooling season, one before heating season. What happens on each is fixed and written down.
- Coils
- Condenser and evaporator cleaned. In Weld County the condenser coils on a rooftop unit pick up dust and agricultural debris faster than most people expect, and a dirty coil raises the running cost every hour the unit runs.
- Charge
- Measured against the conditions on the day and the plate figure. Not topped up on sight.
- Belts & bearings
- Tension, wear and alignment, with any belt that will not last the season changed while we are up there.
- Economiser
- Damper actuator driven through its range and the controls checked. A stuck economiser is invisible, silent and expensive — it either brings in hot outside air all summer or never brings in free cooling at all.
- Condensate
- Pan, trap and drain. A blocked drain on a rooftop unit becomes a ceiling stain inside the premises.
- Combustion
- Tested with an analyser and the readings recorded. Year on year the numbers show a heat exchanger going before it becomes a shutdown.
- Flue & combustion air
- Checked, including anything a tenant has added since — a new extract fan can pull a flue backwards in a tight building.
- Heat exchanger
- Inspected. A failed exchanger means the unit is shut down and tagged, not patched.
- Controls
- Schedules, setbacks and lockouts read and confirmed against how the premises actually trades, which is rarely what the controller was set to on the day it went in.
- Record
- Signed off per unit, with readings, so the file shows a trend instead of a stack of invoices.
Ventilation, extract and make-up air
Canopies, ducts and fans, and the thing that gets left out: replacing the air you are throwing away. A commercial kitchen extracting hard with no make-up air path pulls the building into depression, and then it pulls at every flue in it.
That is the mechanism behind a pilot that will not stay in, a back door that will not open, and a carbon monoxide alarm nobody can explain. It is measurable, and it is fixable.
Offices, treatment rooms and consulting rooms where the complaint is stuffiness rather than temperature. We measure outside air actually delivered, filtration in place, and whether the system is short-cycling so hard it never ventilates.
We do not make health claims for air cleaning equipment. If a room needs more outside air, more filtration or more run time, we will say which and what it costs, and leave the clinical judgement to you.
Fitting out, or taking a unit on
- Before you sign
- We will look at the plant and tell you its real age and condition. It is a cheap visit and it has changed lease negotiations more than once.
- Fit-out
- Ductwork, diffusers, extract and controls for the layout you are actually building, coordinated with whoever is doing the ceiling rather than after them.
- Commissioning
- Airflows balanced and recorded, controls set to your trading hours, and the figures handed over. A building that was never commissioned never performs, and nobody finds out for two years.
- Handover
- The asset list, the commissioning figures and a maintenance schedule, in one file.
